SEATTLE – July 28, 2010 – Vulcan Real Estate, the real estate investment arm of Paul G. Allen’s Vulcan Inc., today announced that Limelight Networks, Inc. (NASDAQ:LLNW, news, filings) has signed a lease as the first office tenant of its Tempe Gateway building. Limelight Networks will occupy nearly 65,000 square feet of Class A office space in the new building starting in Q1 2011.

Tempe Gateway Building to Serve as New Headquarters for Limelight Networks
Purchased by Vulcan Real Estate in June 2010 as the company’s first investment outside the Seattle market, the eight-story, 260,000-square-foot Tempe Gateway building will represent the new global headquarters for Limelight Networks. Limelight will occupy two full floors spanning 65,000 square feet of Class A office space that will be home to more than 200 employees.
Founded in Tempe in 2001, Limelight Networks provides on-demand software, platform, and infrastructure services for businesses to reach and engage audiences online or on any mobile device. The company has experienced significant growth in recent years, with more than 600 worldwide employees today compared to about 250 total employees two years ago.
The new Tempe Gateway headquarters allows Limelight Networks to further enhance efficiency and collaboration by consolidating its existing Tempe office spaces into one primary location. It also offers flexibility and room for the company to grow and expand.
Limelight Networks Attracted to Tempe Gateway Amenities, Location
The Tempe Gateway office building is located in the heart of downtown Tempe, a transit-oriented community characterized by a variety of housing, office and retail services. Limelight Networks was attracted to the building’s amenity-rich features, including a light rail stop outside the project, close proximity to Arizona State University and location in the Mill Avenue District surrounded by lively retail shops, restaurants and recreation.
The Tempe Gateway building includes ground floor retail space and a newly constructed parking structure with 1,035 spaces. The project also features 30,000-square-foot floor plates that can be customized for a range of tenants and their diverse space needs. As an environmentally friendly development, Tempe Gateway is also certified under the Green Globes rating program, an assessment and rating tool operated by the Green Building Initiative to evaluate and rate the energy efficiency and environmental design of buildings.
Jerry Roberts with CB Richard Ellis (CBRE) represented Vulcan Real Estate in the lease transaction, and Curtis Brown with Ross Brown Partners Inc. represented Limelight Networks. Vulcan continues to work with CBRE to lease the remaining office and retail space available in the Tempe Gateway building to prospective tenants.
