NEW YORK – In an ambitious move to enhance energy efficiency and reduce carbon emissions in New York City, Verizon and BOSS Controls have announced a groundbreaking partnership. This collaboration aims to transform the city’s office buildings, many of which are aging structures without centralized HVAC systems, into state-of-the-art, energy-efficient smart buildings.
The New York City Department of Administrative Services (DCAS) oversees approximately 15 million ft² of office space, a significant portion of the city’s total 347 million ft² across all departments. A major challenge has been the retrofitting of older buildings, traditionally reliant on Packaged Terminal Air Conditioner (PTAC) units and window air conditioners, to align with the city’s aggressive energy and climate goals. These goals include the 80×50 carbon reduction target, the installation of 100 megawatts of solar systems by 2025, and adhering to Executive Order 26, which commits the City to the Paris Climate Agreement principles.
To address this challenge, DCAS partnered with BOSS Controls, a leader in energy management solutions. BOSS Controls has initiated the transformation of two pilot legacy office buildings through the installation of smart plugs and its proprietary energy management software. This initiative aligns with the City’s Demand Response, Load Management, and Real-Time Metering programs.
Verizon’s Role:
Verizon’s robust network infrastructure in New York City plays a critical role in this effort. Providing reliable, high-speed connectivity, Verizon ensures seamless communication and data transfer between the smart devices and BOSS’s Atmospheres platform. This connectivity is vital for the real-time analysis and management of energy usage across the City’s building portfolio.
Key Features of the BOSS Solution:
– Installation of 120 volt and 220-volt grid interactive smart plugs on 419 window air conditioners.
– Utilization of a cybersecure, high availability network through BOSS’s grid edge router, connected to the Atmospheres software platform.
– Advanced AI and data analytics for individual devices and aggregate property energy management.
– Real-time monitoring of window unit health, enabling proactive maintenance and avoiding equipment failure.
– Integration with the City’s Demand Response Program, generating significant new revenue through automated participation.
Transformation Results:
The collaboration between Verizon and BOSS Controls has already yielded impressive results in the pilot phase, with notable achievements including:
Energy Cost Savings: Automation of off-hours operation resulted in $40,000 in savings.
Demand Response Revenue: An additional 300 kW committed to the program, yielding $60,000 in new revenue.
Energy Reduction: A total of 790 Megawatt hours saved.
Greenhouse Gas Reduction: 624 tons of Greenhouse Gas emissions avoided.
Increased Power Management: Additional 300 – 450 kilowatts brought under management.
ROI: A staggering 265% return on investment in less than 5 months.
Centralized Operations Management: Automated and centralized control for enhanced efficiency and oversight.
This partnership represents a significant step forward in New York City’s efforts to modernize its infrastructure and meet its ambitious environmental targets. The successful implementation of the BOSS solution, supported by Verizon’s network, paves the way for a more sustainable and efficient future for the City’s legacy buildings.
